SWBC Real Estate Breaks Ground on Multi-family Development in Rockwall
SAN ANTONIO/DALLAS (May 22, 2019) – SWBC Real Estate is pleased to announce that it has broken ground on The Royalton at Rockwall Downes™ (previously named The Remington at Rockwall Downes), a 295-unit Class A multi-family property.
The Royalton at Rockwall Downes will be situated adjacent to Rockwall's Technology Business Park – about a quarter of a mile south of Interstate 30 at John King Boulevard. The site will be located on 21 acres and will consist of 295 rental units, comprised of two and three-story apartment buildings, constructed of stucco and brick veneer exteriors. The average unit size will be 1,006 square feet with one-bedroom, two-bedroom, and three-bedroom units. Stylish interior features include nine-foot ceilings, hardwood-style flooring, a stainless steel designer appliance package, walk-in showers, and granite countertops in the kitchens and bathrooms. Tenants will enjoy a first-class clubhouse with a resort-style pool and spa, state-of-the-art fitness center and spin studio, direct access or detached garages, jogging trails, and a dog park.
The proposed total construction time from start to finish is 20 months, with leasing expected to begin in June of 2020. The architect for the project is Plano-based Cross Architects, the engineering firm is G&A Consultants from Lewisville, TX and the General Contractor is Jordan Foster Construction.
“Being that the Rockwall community is a high-income, family oriented area, we have designed our property to cater to the expectations of the residents of Rockwall,” said Stuart Smith, Senior Vice President of SWBC Real Estate. “Additionally, due to the strenuous zoning requirements in the area, the supply of new multi-family properties within Rockwall is very low, so we want to make sure we build a nice living alternative for those who want to live in Rockwall, but not necessarily own a home and still have the choice to live in a nice, upscale rental community.”
In addition to this project, SWBC Real Estate is finalizing plans to build a new 300-unit Class A multi-family project in Grand Prairie called The Royalton at Grand Prairie™. It’s also planning to begin a second phase within McKinney’s Craig Ranch Master-Planned Community. This second phase property will be called The Royalton at Craig Ranch™ and consist of 271 units. SWBC Real Estate plans to begin construction on both of these developments in the third quarter of 2019.
